The Delecor
DESIGNING FOR THE UPPER EAST SIDE RESIDENT
The Delecor was conceived around a simple principle: rental product should be designed around how people actually live. Cantor Pecorella worked with the development team during design development to refine layouts, unit mix, amenities, and pricing — helping create a more considered residential offering for the Upper East Side market.
Ambition
On the Upper East Side, demand was deep but specific. Rents were climbing. The challenge was to create a rental building that could command top-of-market pricing in a competitive corridor.
Action
Cantor Pecorella engaged during design development. Layouts were enlarged and refined to prioritize livability and proportion. Premium amenities were introduced selectively. Unit mix aligned to real demand. The focus was inside-out: how apartments function, not how the façade photographs.
Impact
The Delecor achieved exceptional rent per square foot, outperforming all Upper East Side comps. Rapid absorption validated the product decisions. The building became a benchmark for what disciplined design and positioning can achieve in the rental market.
