Grand Madison
REPOSITIONING A LANDMARK FOR MODERN LIVING
The Grand Madison repositioned a landmark Fifth Avenue building for a new generation of residential buyers. Cantor Pecorella helped shape the conversion from the early stages, aligning product, pricing, amenities, and market positioning around a more contemporary expression of full-service Manhattan living.

AMBITION
225 Fifth Avenue carried history, scale, and a prime address — but it needed a new identity for a new residential market. The challenge was to convert a former hotel and showroom building into a full-service luxury condominium that could feel both distinctive and livable, while unlocking value across a large and varied unit mix.
ACTION
Cantor Pecorella helped shape the building’s repositioning for condominium buyers by aligning product, pricing, and lifestyle around the sought-after address. Unit mix, amenity strategy, and the overall residential offering were framed to appeal to buyers seeking full-service living in a landmark setting. The emphasis was on transforming a historically prominent building into a credible, desirable residential product for a modern Manhattan market.
IMPACT
The Grand Madison successfully repositioned 225 Fifth Avenue as a major luxury condominium conversion in NoMad. With 187 residences, 2 commercial condominium units, and additional private storage sales, the project demonstrated how heritage, scale, and thoughtful repositioning could be converted into real market appeal. The result was not simply a conversion. It was the reinvention of a prominent Fifth Avenue building for contemporary ownership — with success that continues to this day.
